The ISO (International Organization for Standardization) was formed in 1947. It is a network consisting of the national standards institutes of 157 different countries around the world. It collaborates with scientists, manufacturers and various industry experts worldwide to create product standards that[1] "meet both the requirements of business and the broader needs of society." The ISO helps to ensure that international standards for products and technology are developed, encouraged and adhered to by products manufacturers and industries in general. International Standards[2] "provide a reference framework, or a common technological language, between suppliers and their customers."
What does this mean for the consumer? Essentially, consumers and members of the public can be assured of two things:
1) Products will perform in the same manner no matter what part of the world they come from. In the case of commercial door hardware, (i.e. door closers, exit devices) the device will perform safely and in the expected and acceptable manner in the United States even if it was manufactured in another country.
2) Technology is shared. ISO member countries work in partnership with one another. They share information and technology. This means that products (i.e. door closers) are manufactured to perform in a uniform manner. While individual commercial door hardware companies are free to improve on existing products and to create new ones, they will still perform according to the technological guidelines as set out by the ISO.
The 1903 Iroquois Theater Fire in Chicago, Illinois is an example of human tragedy that resulted, at least in part, from a lack of product/technology standardization. The theater was rushed to an opening several months ahead of schedule, despite the lack of safety precautions, such as working fire escapes. As such, the Iroquois Theater had a beautiful architectural and interior design fa?ade, but lacked working safety systems.
When fire broke out during a matinee, hundreds of patrons were unable to escape the burning theater. Many of the theater's fire doors had been locked, trapping patrons inside. Other doors were outfitted with bascule locks. While they were more common in European countries, they were virtually unheard of in the United States. Just a mere handful of visitors were able to work the bascule locks. Those who could not perished in the flames.
Had international standards existed in the early 1900's, it's probable that many more lives could have been saved. Over six hundred died in the Iroquois Theater Fire. The ISO exists, in part, to help ensure that these kinds of tragedies do not occur.
Today's commercial door hardware can be expected to perform to the standards set out by the ISO. These standards apply to the United States, as well as the other 156 member countries around the world.

COUNT THE COST OF ALL BENEFITS
The benefits that you receive from the new lender may be different than the benefits you have now. Be sure to understand what privileges and requirements will apply to your new loan once you consolidate. After you sign - you are stuck with whatever you got, and a new consolidation is not possible.

Why Real Estate Is Bubble Proof

Several years ago, economists began using the term "bubble" to describe the incredible yearly increases in the price of an average home in many U.S. markets. Inevitably, when those increases tapered off and home prices glided back to more normal levels, they said the bubble had "burst."
I firmly believe that the housing market (as well as commercial real estate) will continue to expand and that young, first-time homebuyers have the most to gain from it. I see nothing on the horizon to change my outlook either-not today or 10 years from today. As long as the United States experiences steady population growth, there will be constant demand for homes. Prior to any up or down movement in the business as a whole, we have reliable predictors: interest rates, home sale figures, building permits and the like, issued monthly and debated endlessly by economists, business reporters and experts.
Contrast that with a normal week on the stock exchange. Some days, market losses can amount to 2 or 3 percent due to some upsetting event: an overseas terrorist attack, an OPEC announcement or a poor blue-chip earnings report. Unless your last name is Buffet or Kerkorian, normal investors can't divine the stock market's next move. But I can tell you where my real estate holdings are headed-and that kind of predictability helps make them, and me, "bubble proof."
Now for the "micro" explanation of "bubble proof."
I advocate the purchase of houses, duplexes, condos, apartment buildings or even office or storefront space only if they meet certain requirements, and therefore are "bubble proof." In other words, applying my methods, homebuyers and investors can bubble proof their investments.
What constitutes "bubble proof" real estate? Obviously, not all real estate qualifies. I certainly wouldn't advise a client to buy land on a decaying waterfront, or in a bad neighborhood, where only a Herculean government program could possibly turn its fortunes around. But I do recommend that prospective buyers seek out the countless quality opportunities to acquire and profit from real estate using the bubble proof approach.
In my book, I provide an in-depth examination of the components that go into bubble proof purchasing, starting with your first home and then branching into investment properties. For the purposes of this article, I will keep it brief and just touch on the basics that every deal needs:
* Affordability. Without a doubt this is the most important factor to consider, whether it is your first home or your twenty-fifth condo. This may sound obvious at first, but it is amazing how many people stretch too far and get trapped when their low interest adjustable mortgage shoots skyward.
* Favorable conditions. It doesn't matter what has happened elsewhere; focus on where you want to buy. Look for markets that are appreciating, and where homes are selling and not sitting. Be sure the nearby area is prospering, not struggling. (Here's how to tell: Find the towns with the best schools, and then go house hunting.) You may have to research newspaper archives, business journals and the Internet for some of this information, but it will keep you from committing a major blunder later on.
* Location. Here's where Realtors earn their stripes. They know the local market, inside and out-and about opportunities that you would never unearth on your own. Remember: Your goal is equity growth, not looks, so forget about buying the nicest house on the block. Instead, buy a house that needs work, in the best neighborhood you can find.
* Realism. Buy for today and trust that the future will take care of itself. No market is immune to bumps and dips in the road; but smart buying can overcome nearly every obstacle. Real estate using the Bubble Proof tools will not make you rich overnight, but it will over time.
* Common Sense. Make sure that any real estate deal you strike makes sense today. If the property is affordable, in a good market, fundamentally sound and has real potential to appreciate, then -and only then-you should pounce. Buying in an area that's only projected to boom is a fool's errand. Let speculators lose everything instead.
By meeting each of these requirements, a home or property acquisition meets my criteria for being "bubble proof." It's easy to see how these basic standards mesh into a bulletproof vest, if you will, that protects my investment before I've even placed my down payment. With these safeguards in place, buying your first house should be almost anticlimactic, because you've eliminated the negative factors that can result in disaster.

It's the Worst Time to Start a Business . . . Or is It?

Unless you’ve been living in a cave or just dropped in from Pluto, you already know that we’re experiencing challenging economic times. The US in particular, along with many other countries, is in a recession and there is no end in sight.
There are a lot of people who are going to give you lots of good reasons why this is the absolute worst time you can start your own business.
They’ll explain how, with the economy slow and money tight, businesses and individuals are cutting back on spending.
They’ll tell you about the tight money and credit situation and how banks are not lending money, which by the way, is not true.
They’ll pile on reason after reason until, feeling utterly defeated, you give up on your dreams.
I know. I received the exact same advice when I started my first business in 1974!
I heard it again in 1987 when I started my life over on my road to recovery, and I heard it in 1983, when I began a magazine for small businesses and, again, in 1996 when I published my first book.
As a matter of fact, every time I started anything new in my business, I heard essentially the same reasons why it was a bad idea, usually from the same sources.
The truth is, it’s all in your head, really.
If you expect to struggle and fail, you will. If you expect to have fun and thrive, you will.
It’s been said, “Whether you think you can or you think you can’t, you’re right!”
Whatever you believe is the deciding factor in your endeavor. Not what’s going on around you.
Like the little mints that are both "a candy and a breath mint," it’s always a good time to begin your own business and it’s always the worst time.
Both the positive and negative polarities are there in any situation. The good news is that you get to choose which one you will “believe.”
What is important, especially in challenging economic times, it that you have more than one income stream. Additionally, having your own business part or full time is one of the best wealth building strategies that you can employ.

General Motors, Chrysler and Ford on the other hand, held to their position as though it were somehow sacred until they were forced look to the government to bail them out.
By waiting, they were forced to react rather than respond to market conditions.
Perhaps the Chrysler, Ford and GM executives were busy flying around in their company jets.

Stopping Your Foreclosure is NOT That Complicated - Don’t Make it Harder Than it Needs to Be

WHAT IF THERE WAS A WAY TO AVOID ABOUT 50% OF THE HEART ACHE THAT ACCOMPANIES A FORECLOSURE? If you were aware of the options available to you BEFORE you fell into foreclosure, would you take a different route and nip that foreclosure in the bud, before it gets out of control? What 95% of homeowners DO NOT know can definitely hurt them. It’s all about information. Sure, you can look up anything you want to online, the power of the internet is limitless. But the information is everywhere and finding the CORRECT information can be very frustrating. So when you can find useful information in a clear, realistic, easy to read format; it’s worth it’s weight in gold. To sum it up, you need a clear plan of attack with no BS.

THE BIGGEST SOURCE OF CONFUSION COMES FROM The very same foreclosure rescue companies sending you those letters. They want you to think that your foreclosure is such a complicated situation, and that it’s so complex and confusing that you would be an idiot not to use their services. When you buy into that logic, your just one small step away from paying a premium fee for that perceived service. Fees for most foreclosure rescue companies range anywhere from $1,500 all the way up to $3,500. I was just alerted to a new technique; telling the homeowner that they will wrap in Credit Counseling with the foreclosure work, all for just $3,500. (If you think the foreclosure business is slimy, check out the Credit Counseling business. You may need a shower after getting off of the phone with some of those people…trust me, I know)
HERE IS THE TRUTH FOLKS, it does NOT have to be this complicated. Based on my experience, I would estimate that 90% of the foreclosure cases out there right now can be taken care of by the HOMEOWNERS themselves – but they don’t know where to turn for legitimate help. They start to panic and end up dealing with a rescue company asking them for incredible amounts of money to perform a service they could perform on their own- for less than $50.
REMEMBER, the job of the person at the rescue company is NOT to get you out of foreclosure; it’s to get you to PAY THEM to get you out of foreclosure. These folks are 100% commissioned salespeople who don’t make a dime if you don’t pay them. And there’s big money in it too, so the stakes are high. They’re job is to convince you that you could not possibly handle your foreclosure by yourself. In my humble opinion, nothing could be further from the truth.
IF YOU DIG DEEP ENOUGH it won’t take you long to realize that you can probably KILL OR STALL your foreclosure by yourself without spending thousands of dollars and trusting in a total stranger to help you. There are just too many predators out there that make a living off of desperate people in foreclosure. Believe it or not, there are genuine people out there actually want to help you - and not make a killing off of you at the same time
