Is Now the Right Time to Sell Your Home and Move? | Mortgage Advice

The news so far is that some Estate Agents have indicated that the property market looks to be stabilising. The average value of a UK home has fallen by 17.7% during the last year from £194,953 to £160,327 according to the Halifax. This means that the average house has lost £30,000 in the last year. The Bank of England’s Monetary Policy Committee has cut their interest rates from 5% in September 2008 to 0.50% last month. A typical Standard Variable Mortgage rate has dropped from 7% in September 2008 to 2.50% this month. Interest rates have never been this low!
It’s a buyers market!
You may be deciding to trade up or trade down the property ladder at the moment. But you need to consider that first house price are depressed at present, homeowners are struggling to sell their homes, estate agents are not selling many properties, the market is erratic to say the least, Mortgage Lenders just don’t have the stomach to lend money and the mortgage market is stagnant. It’s a daunting time to be selling a home or property but a great time to be a buyer –it’s a buyers market!
The market place is littered with private residential homes, repossessed properties and buy-to-let properties for sale. Properties are up for sale for a multitude of reasons from homeowners desperately trying to downsize to control costs to an influx of repossessed homes. The opportunity to bag a bargain has never been better and the bargaining power is firmly In the hands of the buyer.
If you have sold your home and have a 15% to 40% deposit to put down on a new property then you are in a wonderful negotiating position – the market is in your favour. It means that you can negotiate strongly for a remarkable deal as you can probably move fast with the purchase and the mortgage lenders will be more willing to lend to you money due to the size of your deposit.
If you’re a first-time buyer and have a deposit of around 10% and enough money to cover stamp duty, solicitors’ fees, search fees and other associated fees then you should be in a good position to bag a bargain in the current climate.
I was talking with clients of mine who had decided to sell their three bedroomed home and downsize. Their current home is on the market for £215,000 and they have a relatively small mortgage of £35,000. I asked what a smaller home would cost and they said around £175,000. They intended to keep their £35,000 mortgage and save the difference of £40,000 from the sale of their home and the new house purchase.
They told me that their home had been on the market for sale for the last eighteen months. They had seen a few potential buyers who were making very low offers. They asked for my advice and I said that unless they really need the money from the sale of the house they should take their home off the market as the housing market will bounce back in the next five to ten years and it would be better to sell a house in a buoyant market than a stagnant market.
Look for the best mortgage deal
If decide not to move then you should consider remortgaging your home to a better interest rate before interest rates start to rise again. The best mortgage deals around at present are available for anyone looking for a mortgage of less than 85%.

Dropping a Dress Size With the Aid of Herbal Diet Pills

Herbal diet pills are becoming a popular weight loss option for many people around the world, so says hoodia gordonii reviews. In the United States alone, the industry of slimming down has been estimated at around 16 million US dollars. In the United Kingdom, the figure is much higher, at about 21 million in sterling pounds.
The periodic rise of obesity cases in these two countries are symptomatic of the lack of proper knowledge regarding healthy living. In the interim, herbal diet pills fill the gap to help people lose weight.
The Anatomy Of Losing Weight
Medical science plainly points out that the only real way to lose weight is to eat less fat or no fat at all, and exercise. These two components to a healthier weight level is achievable only if a person has willpower.
In some instances, the chemical constitution of a person inhibits willpower. Hunger pains and the drive to eat foods that are high in fat and sugars often make diets a failure.
According to many hoodia gordonii reviews, herbal diet pills systematically address certain chemical issues within the body. For example, hunger pains and cravings for sugary drinks are impeded by supplements such as herbal diet pills containing Hoodia gordonii extracts.
The extract from the cactus Hoodia gordonii automatically lock on to specific chemical receptors in the brain, stopping the flow of chemical information. This chemical information tells other parts of the brain that a person is hungry or thirsty.
Diet And Hunger Pains
Hoodia gordonii reviews point out that there is a difference between genuine hunger and hunger from being deprived of sugary and foods that are high in fat.
Ideally, a person should be dependent on proteins and carbohydrates and not on animal fat. Unfortunately, with an ever-growing fast food culture and modern mentalities, this is nigh possible to achieve.
When a person goes on a diet of fruits, cereals and vegetables from a lifetime of eating greasy beef, the hunger pains are severe. Often people feel that their stomachs are being ripped apart after a few hours of not eating meat. The vegetables and cereals provide ample energy, but the body is so used to animal meat that the chemical signals insist that the body is still hungry.
Hoodia Steps In
Hoodia gordonii and other herbal pills might be able to help people that are suffering from hunger pains. The ideal premise for effective use of Hoodia gordonii is composed of the following components:
1. Regular exercise regimen
2. Elimination of alcohol and smoking
3. Cutting down on high-fat foods
4. Eating more vegetables, especially those that are high in organic fiber
According to weight loss expert, the extracts in herbal diet pills containing the product would help people endure systematic caloric reduction. For example, if a person had been used to 4,000 calories a day then Hoodia would make 2,500 calories bearable. With sheer willpower alone, a reduction of 1,500 calories from a regular diet would cause grief.
The grief factor is removed from the equation, because the person will not feel hungry as the body adapts to the changing eating patterns.

Money Saving Advice For Mortgage Borrowers Facing Negative Equity

During the 1993 housing recession it was estimated that one and a half million homeowners had negative equity. The Council of Mortgage Lenders has announced that approximately 900,000 homeowners currently have some degree of negative equity. They believe around 600,000 of these homeowners have seen modest shortfalls of around 10%. When compared with the previous economic downturn which was more concentrated amongst the young and first-time buyers this time around it seems to be more evenly spread across a wider age group and people at different times on the property ladder.
Throughout the 1990’s the average base rate was 8.1% they did not witness interest rates tumbling to their lowest level since records started as we have seen this time. It seems that most people previously did not move house but choose to stay and continue to pay their mortgages. By 2000 their negative equity situation had reversed and they then found that their homes had increased substantially in value and equity.
Negative equity is never an issue unless you have to sell your home. The best money saving advice I can provide is that you stay in your home and weather the storm. The housing market has a habit of bouncing back it might just take a while to bounce back this time. As interest rates are low you should take full advantage of overpaying your mortgage if you are fortunate to have a tracker rate mortgage or a standard variable rate mortgage that has reduced your monthly mortgage payments.
Negative equity is a problem when people are struggling after a change in their financial circumstances possibly where one partner may have lost their job and they find themselves needing to sell their homes. This is often the case where people have over extended their finances by having large repayments for their mortgage, credit card debts and loans. All too often they have not taken out any redundancy cover to protect their mortgage payments and associated bills should they lose their jobs. Selling your home when you have negative equity is a nightmare!
Do you think more of the dog or the kids and the wife?
When times are good most people believe they can walk on water and that it will never happen to them. When problem that was avoidable then comes along and knocks them off their self-satisfied branch high in the tree they seem to fall and wonder why they did not protect their home and family. Insurance of any kinds is a waste of money until one day you need it and you don’t have it but alas it’s too late. Its strange people will insure their pets with a £35 a month health plan for Rover the dog, their cars for fully comprehensive insurance and yet they don’t seem to insure themselves and their families should they lose their jobs or have an accident or sickness.
We all need money saving advice and help with our finances as the market place is for ever changing.

Dating Seeking: The Benefits of Focusing on the Good Points

Negativity is a drag and the word for the day is optimism. I’m the glass is half-full kind of person. I believe that hope springs eternal and everyday is a new day. I like to carry this outlook into my relationships. There are many benefits to focusing on the good points.
In order to get married at our church, my husband and I needed to attend the required pre-marital counseling classes. I thought that was an awesome idea and it really opened our eyes to quite a few number of things that we needed to work on in our individual lives. I remember that one of the assignments was to write out a list of the top ten things that we love about our partner. We were supposed to list only the positive qualities and nothing negative. We were then asked to read that list to each other right there in the session in front of the marriage counselors, whom by the way had been happily married for over 30 years. The lesson for that class went on to explain that we should keep our list and hide it away and after we were married, anytime we got angry at our mate or needed a reminder of why it is that we actually got married in the first place, we should look at the list we wrote and remember.
Reading the list again would cause us to focus on our mate’s good qualities and not the bad ones. I’ve had to take my list out a number of times during our five years of marriage. When we focus on the negative qualities of our mate, or even the negative things happening around us, we lose our grip on hope and the negativity takes hold of us. We lose our faith and take a few steps backward. Regardless of what you believe in life, it is vital to retain hope! Hope in better days to come is what can get you up in the morning and help you to make it through another lousy day at work and then an even lousier evening with your mate when you got in another argument.
I’m not always very vocal with my praise, but I know that my husband needs it. He works hard and puts in long days at work all so that he can support us and give me a good life. I know how much he soaks up encouragement, so I write him an encouraging note every night and put it by his cell phone on his nightstand. He leaves early in the morning, before I get up, but I know that he loves to receive my notes and he told me he looks forward to it every morning.
You may not write notes to your mate, but think of something that you can do to encourage him or her. Write your own list of your mate’s best qualities and remember why you two feel in love. Rekindle your romance with encouragement. Keep smiling and keep hanging on to hope. Joy will come in the morning!
